What Is the Short Sale Process?
After selling over 350 short sales, I can tell you that the process is very systematic even though the rules change everyday with the lenders we deal with…but that’s why our clients hire us at Jennifer Young Homes!
The steps involved:
1) Seller completes a full short sale package and turns in supporting documentation required by the lender, along with signing a listing agreement.
2) We list the home for sale at market value and secure a buyer ASAP. This can involve price reductions at planned times to get more showings and ultimately a contract. This price plan is discussed and signed ahead of time. It is done in an effort to prove to the lender that we attempted to sell at a higher price and did not get interest.
3) Once we ratify an offer from a buyer, we send in the offer, the full short sale package and a preliminary HUD from a title company for review by the lender. We then work with the lender to get them the additional documentation they ask for and stay in constant contact until we get their response to the short sale request.
The process is basically defined by the lender at this point.
